the continuance of this security punctually pay and discharge all rent taxes rates and outgoings to become due and payable in respect of the premises on which the said premises hereby assigned or any part thereof shall be And will deliver to the said mortgagee his executors administrators or assigns the receipts for such payments respectively. That the said mortgagor will not remove or permit or suffer to be removed the said premises hereby assigned or any of them from the said dwelling-house or from any dwelling-house or place wherein the same shall be without the previous consent in writing of the said mortgagee his executors administrators or assigns And that he the said mortgagor will replace any articles damaged or worn out with others of equal value to be included in this security That it shall be lawful for the said mortgagee his executors administrators or assigns his or their servants or agents when and as often as he or they shall think fit without any previous notice whatever to enter as aforesaid the said dwelling-house and premises or any other premises in or about which the said premises hereby assigned or any of them shall happen to be to search and see that the same respectively are safe and uninjured and to make schedules thereof and of all or any goods chattels and effects which upon such entry shall be found upon the premises entered and to take possession and otherwise to act and do in respect thereof under the powers or any of them in that behalf hereinbefore contained That in case the moneys arising from the said sale or valuation herein before mentioned shall not be sufficient to pay and discharge the amount remaining unpaid including all payments costs charges damages and expenses incurred by the said

the articles destroyed or damaged And that he the said mortgagor his executors and administrators and all persons claiming under him or them will at his and their own cost at all times make do and execute all acts deeds and things for further or better securing all and singular the premises hereby assigned or intended so to be unto the said mortgagee his executors administrators and assigns and enabling him or them to obtain or retain and quietly possess and enjoy the same as he or they may require And it is hereby declared that in case the said mortgagor his executors administrators or assigns shall neglect to pay any rent taxes rates or outgoings as aforesaid or to effect or to continue the insurance of the said premises hereby assigned or to deliver to the said mortgagee his executors administrators or assigns the receipts for any rent taxes rates or outgoings as aforesaid or the said policy of insurance or the receipts for the premiums thereon when requested then the said mortgagee his executors administrators or assigns may if he or they think fit and without prejudice to his or their right to exercise the power of sale hereinbefore contained arising by such default pay any such rent taxes rates and outgoings as aforesaid or effect or continue the said insurance and all sums paid by him or them on account thereof shall with interest thereon at the rate of

per cent. per annum from the day or respective days of paying the same be a charge on the said premises hereby assigned or intended so to be and raiseable under the power of sale herein contained And it is hereby declared and agreed that all future property hereinbefore expressed to be assigned shall be included in the expression "the premises hereby assigned and shall be subject to this security And it is hereby lastly declared that the said mortgagee his executors administrators or assigns his or their servants or agents shall not be deemed a trespasser or trespassers in consequence of exercising all or any of the powers rights and remedies herein contained and this deed may be pleaded in bar and shall be deemed taken and considered to be a good defence to any action suit indictment or other proceeding at law or in equity or otherwise that may be brought or taken against the said mortgagee his executors administrators or assigns or his or their servants or agents or any of them for any act whatsoever done in relation to or by virtue of these presents or the powers rights and remedies herein contained In witness whereof the said parties to these presents have hereunto set their hands and seals the day and year first above written.
