giving effectual discharges for the same debts and premises and from time to time to appoint a substitute or substitutes with full power for him or them to exercise the same power and authority including the present authority and such substitution at pleasure to revoke To have hold take receive and enjoy the said goods chattels and premises hereby assigned or expressed or intended so to be unto the said mortgagee his executors administrators and assigns absolutely Provided nevertheless and it is hereby agreed and declared by and between the said parties to these presents that in case the said mortgagor his heirs executors or administrators shall on the said

without any deduction (except for income tax) then these presents shall cease determine and be absolutely void anything hereinbefore contained to the contrary notwithstanding And the said mortgagor doth hereby for himself his heirs executors administrators and assigns covenant with the said mortgagee his executors administrators and assigns to pay unto him or them the aforesaid sum of pounds

with interest thereon at the rate aforesaid at the times and in manner hereinbefore appointed for payment thereof respectively And the said mortgagor doth hereby for himself his heirs executors administrators and assigns covenant with the said mortgagee his executors administrators and assigns that so long as any money shall remain owing on the security of these presents the said mortgagor his heirs executors administrators or assigns will not remove any of the said chattels and effects from the said dwelling-house without the previous consent in writing of the said mortgagee his executors administrators or assigns except for necessary repairs and will replace any articles damaged or worn out with others of equal value to be included in this security And it is hereby agreed and declared that after default shall be made by the said mortgagor his executors administrators or assigns in payment of the said sum of pounds and interest or

any part thereof respectively contrary to the tenor and effect of

the before-mentioned proviso then and in such case it shall be lawful for the said mortgagee his executors administrators or assigns to recover and receive all and every the debts moneys and premises hereby assigned and also peaceably and quietly to receive and take into his own possession and thenceforth to hold and enjoy all and every other the premises hereby assigned and also to seize and take possession of any household goods and furniture stock-in-trade and other goods chattels and effects which shall or may from time to time be substituted in lieu of the said household goods and furniture stock-in-trade goods chattels and effects or any part thereof or which shall for the time being be found in or about the messuage or dwelling-house and premises now in the occupation of the said mortgagor or which may at any time hereafter during the continuance of this present security be in the occupation of the said mortgagor either in the lifetime or after the decease of the said mortgagor and also to sell and dispose of the said premises or any part thereof for such price or prices as can be reasonably had or gotten for the same and to receive and take the moneys to arise by such sale or sales thereof and to stand possessed of such moneys Upon the trusts following (that is to say) Upon trust in the first place to retain satisfy and discharge all costs charges and expenses incidental to these presents and also all costs charges and expenses which the said mortgagee his executors administrators and assigns may incur or be put unto in and about the receipt and recovery of the said sum of pounds and the interest thereon and in the next place (or in the first place if the said mortgagee his executors administrators or assigns shall think fit) to satisfy pay deduct or retain unto the said mortgagee his executors administrators or assigns the said principal sum of

pounds and the interest thereof or so much and such part or parts thereof respectively as shall then remain unsatisfied and from and after full payment and satisfaction of such costs charges and expenses and moneys and interest as aforesaid to pay the surplus (if any) of the money arising from such sale or sales as aforesaid unto the said mortgagor his executors administrators or assigns And further that the said mortgagor his executors administrators or assigns will during the continuance of this security keep the said premises and all other articles for the time being subject hereto insured against loss or damage by fire in the sum of

least and will produce on demand the receipt for the current year's premium for such insurance and will expend all moneys received by virtue of any such assurance in replacing or restoring the articles destroyed or damaged And the said mortgagor

doth hereby for himself his heirs executors and administrators covenant with the said mortgagee his executors administrators and assigns that he the said mortgagor now hath power to assign all the said premises unto the said mortgagee his executors administrators and assigns free from incumbrances And further that he the said mortgagor and every other person claiming any interest in the said premises will at all times (at the cost until foreclosure or sale of the said mortgagor his executors administrators or assigns and afterwards of the person or persons requiring the same) execute and do all such assurances and things for the further or better assuring all or any of the said premises unto the said mortgagee his executors administrators and assigns and enabling him and them to obtain possession of and quietly enjoy the same as by him or them shall be reasonably required. And it is hereby declared and agreed by and between the said parties to these presents that until default shall happen to be made in payment of the said principal sum of

pounds and interest contrary to the tenor and effect of the proviso hereinbefore contained or until default shall be made in payment of the interest of the said principal sum of pounds on some

one of the days or times hereinbefore appointed for payment thereof contrary to the same proviso it shall and may be lawful for the said mortgagor his executors or administrators duly observing and performing the covenants and conditions on his and their part herein contained to hold make use of and possess the said premises hereby assigned or intended so to be without any hindrance or disturbance of or by the said mortgagee his executors administrators or assigns.
