opening curved door, and further developments have been made in the way of providing a folding door in front of the range (not shown in the illustration), which will shut off the boiler from the kitchen when necessary. An outlay of 1/1 per week on coke and coal has been found sufficient to secure effective working. Water is supplied from a small automatic feed tank. It is stated that with 14d. worth of fuel (at 1/- per cwt.) placed under the boiler, water at 68 degrees can be raised to 212 degrees in thirty minutes, and will continue boiling for 3 hours. At the end of 7 hours hot water will register 120 degrees. With 2 d. worth of fuel placed in the centre grate, water at 68 degrees can be raised to 212, and will continue boiling for 12 hours, while at the end of 7 hours the temperature will be 126 degrees. With the same fire it is claimed that the oven will give a temperature of 220 degrees.

With the fire-box reduced to 8 inches by 8 inches by 6 inches to suit the London district, the Hornsey Surveyor found that with 27 pounds of coal the stove was kept going for 13 hours each day for 7 days, providing efficiency for bathing and domestic purposes the whole day. The maximum weekly consumption would be less than 1 cwt., which, at 1/4 per cwt., represents 2/4 per week for winter consumption.

Mr. Cornes estimates the economy over the ordinary range and scullery boiler as amounting to £2 per annum. The tenants are unqualified in their praise of the economies and conveniences secured by the combined fittings.

The Bathroom, which measures 8 feet 6 inches by 4 feet, is fitted with a full-sized iron enamelled bath supplied with hot water by a pipe from the range boiler, and with cold water from the cistern, or through a shower-bath sprinkler fixed overhead, so that this latter luxury can be obtained by simply turning the tap. The kitchen fire radiates best through a special back construction, so as to keep the bathroom warm in cold weather. Water can all be turned through the bath or sink, so as to flow into the patent Slop Water Closet, which, by-the-bye, is freely and frequently flushed by all the refuse water that is turned away from the house into a tippler. Part of the scullery wall and bathroom is faced with glazed brick, while the floor is of concrete, with a cement face finish. Folding glass doors, which can be thrown open, enable the bathroom and scullery to be made into one. The Leek District Council supply water for these baths free of charge.

Mr. E. J. Lovegrove, the Hornsey Engineer, estimates that the extra cost of the combined fittings on an ordinary plan, such as those of the Richmond and Hornsey cottages, would be about £8 to £10, and that an extra rental of 3d. per week would more than meet all extra charges involved.

The builder of the Richmond cottages estimates that the cost of constructing the cottages, Class A, shown on the plan, would approximate to £260, that is about 20 more than the Richmond Class B cottages, which have only two bedrooms. On account of the many conveniences provided, and the great ingenuity shown in construction,

Mr. Cornes has, by request, supplied the following details as to cost and quantities, which may very well be compared with those of the Richmond cottages as shown on pp. 120-125, remembering, of course, that both as regards materials and labour, the local conditions are naturally in favour of a provincial industrial centre like Leek, rather than a metropolitan suburb like Richmond.

This shows a gross return of 6 per cent. on outlay, and allowing 2 per cent. for working expenses, the net return on outlay would be 4 per cent., but in practice it has been 4 per cent.

The local rates are 4s. 91d. in the £ inclusive, and the cottages are assessed at £8 5s. each.

It is instructive to compare the following cost prices of labour and materials with those already referred to in the case of the Richmond scheme, as shewing how greatly the cost of these items varies as between one locality and another, and to what a considerable extent they affect the total capital outlay :—

(1) Actual cost of labour.-Bricklayers, Masons, Tilers, Carpenters, Plasterers, and Plumbers 9d. per hour; Painters and Glaziers 8d. per hour; Labourers 6d. per hour; Horse, cart, and man, 8/- per day.

Messrs. Cornes have set an excellent example in another respect to municipalities and others who contemplate building on a large scale. They have bought, at about five miles out of Leek, some 25 acres of land, which contains a good bed of shale, and they have erected a modern brick-making plant thereon, at a cost of about £5,000. From this field they are making an excellent facing brick, and common bricks in abundance, turning out about 10,000 a day with ease. They estimate
